Guests love the convenience—walk to the beach in under 5 minutes or ride the included bikes to shops, seafood spots, and parks nearby. Seaside, Eastern Lake, and Grayton Beach are all a short drive or ride away. No car required for daily beach access or nearby dining. For grocery runs or longer outings, a car is recommended. Please observe all community parking guidelines. We are offsite but available when needed. Please message us through the app or booking platform for the quickest response. Getting Around
Santa Rosa Beach is easy to explore by car, and it’s also one of the best areas on 30A for biking—many guests love using the Timpoochee Trail to reach nearby beach towns, restaurants, and shops. A vehicle is still recommended for grocery runs, beach hopping, and day trips to Destin, Sandestin, or Panama City Beach. Traveling to/around the area - Explore by foot, by bike, or by car: • A car is recommended for most errands and exploring beyond the immediate 30A corridor, as rideshares and taxis can be limited and wait times can vary. • Biking is one of the best ways to experience 30A—use the Timpoochee Trail for scenic rides and easy access to nearby communities. • Walking works well for short trips and beach access days, but plan to drive for larger grocery runs and farther excursions. • Bike rentals are widely available along 30A if you want extra bikes for your group—helmets are recommended, and the paths can get busy during peak season. House Rules & Important Information - By booking with Portoro Homes (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes (Including Extended Stays | Both the local jurisdiction (Okaloosa County, Walton County, Bay County) and the State of Florida, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 days, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions. • Animals/Pets — Dogs Only (Guidelines + Fee) | Dogs are allowed only in designated "Pet-Friendly" Portoro Homes listings and must be disclosed prior to arrival.
