House Rules & Important Information
- By booking with Wren Beach Rentals by Portoro (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay
• Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature.
• Age Requirement | The reservation holder must be 25+.
• Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7.
• Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival.
• Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 11:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night.
• Local Taxes (Including Extended Stays | In the state of Florida and St. Johns County, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 nights, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions.
• Long-Term Stays (Snowbird; Long-Term Rental) | Contact Portoro Homes to discuss if a long-term stay discount applies to this listing. Stays over six (6) months are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. In compliance with our policies for long-term stays, we need to collect an additional cleaning fee for guests staying longer than 3 weeks. Portoro’s Guest Experience Team will coordinate the cleaning schedule for a minimum of once every 2 weeks. Guests can request cleanings more frequently if desired and additional cleaning charges will be sent using a payment request or resolution request depending on the booking platform through which the reservation was originally established, immediately following the cleaning.
- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay with the following guidelines. (This does not apply to service animals):
- $225 for the 1st pet, $125 for additional pet per stay. These fees are non-refundable.
- All breeds accepted
- Pets must be responsive to owner commands, stay off furniture, and not bark excessively.
- Pet owners must pick up and dispose of pet excrement in the provided trash receptacles.
- Pets are not permitted anywhere on the premises unless prior approval is obtained.
- For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.
• No Smoking | This is a no smoking property. Penalty fees apply for violations, and you may be asked to vacate the premises with no refund at the discretion of Portoro Homes.
• No Parties or Events | Parties and events are not permitted.
• Quiet Hours | 10:00pm–8:00am. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors.
• Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately.
• Security | Some Portoro Homes properties have exterior-only cameras for monitoring.
• Local or Property Water Features | Some Portoro Homes properties may have pools, hot tubs, or other nearby water features. There is no guard around water features—use at your own risk.
• No Feeding Wildlife | Feeding wildlife is strictly prohibited at all properties to avoid property damage and to protect animals. Additional cleaning, sanitation, and remediation fees may apply (at the discretion of Quechee Lakes Rentals by Portoro/Portoro Homes Inc. and/or any applicable HOA/association).
• Wildlife + Pests | You may see local wildlife during your stay (lizards, frogs, palmetto bugs, mosquitoes, etc.). The home is regularly treated for pests, but occasional insects can still appear—especially in warm or rainy seasons. Please keep doors closed, avoid leaving food out, and dispose of trash properly. For homes with BBQs, please scrape grills clean after use to avoid attracting pests.
