Start your morning on the private balcony with seating, take in the water and coastal breeze, then head inside to unwind in a comfortable living area after a day in the sun. The kitchen is thoughtfully equipped and well-appointed for vacation convenience with a refrigerator/freezer, microwave, dishwasher, sink, toaster/toaster oven, and a two-burner cooktop—perfect for quick breakfasts, beach-day lunches, and simple dinners at home. *Please note there is no traditional oven, making this space best suited for easy, low-fuss meals while you focus on enjoying everything Carillon Beach has to offer. Carillon Beach condos: Carillon Beach is special for more than just the shoreline. Often considered a quieter “hidden gem” along the Emerald Coast, it offers a more serene, gated alternative to busier Panama City Beach areas—while still keeping you close to 30A and attractions like Pier Park. The primary attraction of Florida’s Panhandle is the beautiful white-sand beach, and Carillon Beach spans approximately 104 acres with over 3,900 feet of those iconic beaches. At the heart of the community is Lake Carillon, a 13-acre lake known for wildlife sightings like turtles, bass, migratory birds, blue herons, and even the occasional eagle. The property also borders Lake Powell, the largest coastal dune lake in the state at about 767 acres, designated a “Pristine Florida Waterway.” *Important Access Note: Guests have the option to access the gated community behind the condos by paying an additional fee and registering their vehicle. This optional access includes beach and game court access and is not included with the booking.

Portoro Homes offers convenient self check-in, details provided 2 weeks (or less) prior to arrival by email and text message. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Getting Around
Panama City Beach is easy to navigate with a mix of walkable pockets and quick drives to major dining and shopping areas. Many guests like to split time between beach access days and exploring local attractions like Pier Park, while also keeping 30A day trips on the itinerary for a change of pace. Traveling to/around the area - Explore by foot, by bike, or by car: • A car is recommended for exploring beyond the immediate beach corridor, especially for day trips, grocery runs, and visiting multiple attractions in one day. • Walking works well around local beach access points and entertainment areas, but plan to drive for most dining, shopping, and sightseeing. • Biking can be a fun option for scenic rides and short trips, but be mindful of traffic and use designated paths where available. • Rideshares may be available, though wait times can vary during peak season and event weekends. House Rules & Important Information - By booking with Portoro Homes (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes (Including Extended Stays | Both the local jurisdiction (Okaloosa County, Walton County, Bay County) and the State of Florida, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 days, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions. • Animals/Pets — Dogs Only (Guidelines + Fee) | Dogs are allowed only in designated “Pet-Friendly” Portoro Homes listings and must be disclosed prior to arrival. Maximum 2 dogs per stay. A $150 fee per dog applies. Unauthorized dogs will incur a $150/day per dog fee and may result in cancellation and required departure. Portoro Homes follows ADA guidelines, and any additional community or HOA rules may apply. • No Smoking | This is a no smoking property. Penalty fees apply for violations, and you may be asked to vacate the premises with no refund at the discretion of Portoro Homes. • Quiet Hours | 10:00pm–8:00am. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors. • Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately. • Security | Some Portoro Homes properties have exterior-only cameras for monitoring. • No Feeding Wildlife | Feeding wildlife is strictly prohibited at all properties to avoid property damage and to protect animals. Additional cleaning, sanitation, and remediation fees may apply at the discretion of Portoro Homes and/or any applicable HOA or association. • Wildlife + Pests | Guests may encounter local wildlife during their stay. Please keep doors and windows closed when not in use, dispose of trash properly, and avoid leaving food outside, including around grills and outdoor dining areas, to help prevent attracting wildlife or pests. Homes are regularly treated for pests, but due to the coastal environment, occasional insects or other pests may still appear. • Use of Local or Property Water Features | Some homes include pools, hot tubs, or other property or nearby water features. Please note that water features are not fenced or guarded, and use is at your own risk.
