Non compliance could result in sizable fines. - All guests staying at one of our Blue Pacific by Portoro are required to sign (esignature) a rental agreement and complete identity registration. - Age restrictions apply. Reservation holder must be 25 years of age. - All guests must be included on the guest list and not exceed the maximum number stated on the listing. - Occupancy: The allowed number of guests or Occupancy is specifically limited to the maximum number of people designated for that particular property and anyone in the property at any time during your stay (24-hours/day) and includes any children 24 months and older (not just sleeping there, includes temporary guests). Blue Pacific by Portoro does not allow “group rentals” in any Blue Pacific Vacation Rentals by Portoro properties, where more than 1 property is being rented; regardless if the property is managed by Blue Pacific Vacation Rentals by Portoro, if the group total size exceeds the maximum occupancy of the largest Blue Pacific Vacation Rentals by Portoro property rented. - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro. - Known damages incurred during your stay must be reported to the property manager immediately. - Before check in, we will send you detailed directions to ensure a seamless arrival. - Check-in time is 5:00 p.m. Check-out time is 10:30 a.m. - We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. - Parking: Information about parking will be noted in the check-in instructions received by the Guest prior to arrival. - Some homes have cameras for external monitoring only. - The hot tub is available for guest use. There is an automatic $25.00 fee per stay for all guests for the regular sanitation of the hot tub. - Stays over 29 days – please inquire separately for terms and conditions. - HOTEL TAX COLLECTION: Both Deschutes County and the State of Oregon requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 1.5% and the county requires 8%. - This is a No Smoking/Vaping property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host. - This property is strictly non-smoking, and River Meadows enforces a no-smoking policy outdoors due to fire safety concerns. Fireworks are also prohibited throughout the community. Violations of these rules may result in a $2,000 fee. These policies are important for all guests to be aware of both before and during their stay, to help protect the property and community. Pet Policy - This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay. $150.00 fee applies, per stay, per pet. Same Day Arrival Booking Requests: We are unable to accommodate bookings made on the day of arrival. Should the system permit the booking, a reservation representative will review the reservation and call you to address the issue if this is a problem. A full refund will be offered due to the system issue. Calendar and Rates Errors: At times computer system may not sync the calendars or nightly rates correctly due to a system error receiving the over the air data in their computer system. To assist our guests, we have provided our minimum night requirements by season. With your acceptance of the House Rules and rental terms and conditions, you agree that the written minimum nights apply and should a rates issue occur due to invalid computer system issues, we will offer to change your dates, adjust your rates, or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund). Weather/Travel: Guest booking in seasons when weather conditions may affect their decision to travel understand they are choosing to do so in full knowledge of the season and agree that last minute requests to cancel or attempts to change stay/reservation dates in these seasons are not honored and no refund or reimbursement applies. Blue Pacific Vacation Rentals by Portoro encourages guests to consider available 3rd party travel insurance options for their stays if this is a concern. For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.
