The dining room, also located on the ground floor, provides ample space for gatherings, comfortably seating eight guests for shared meals and memorable moments. The upper level of the Hubbell Hill Saltbox offers a luxurious retreat with a primary bedroom featuring a king bed for unparalleled comfort. The second bedroom on this floor is thoughtfully designed with two full beds and a trundle, making it an ideal space for triple occupancy. Moving downstairs, the ground floor hosts the third bedroom, where a king bed awaits for a restful night's sleep. Step outdoors where a spacious wrap-around deck invites you to savor captivating al fresco dining. As the sun sets, casting golden hues across the sky, the area transforms into a peaceful retreat for relaxation in our hot tub. We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure. - The entirety of the house is at your disposal, excluding the garage and crawl space. - Please refrain from swimming in the on-property pond.
Getting Around
Driving in and around Margaretville is stress-free, with scenic roads connecting you to hiking trails, rivers, and mountain vistas. Route 28 and local backroads make it easy to visit neighboring villages or set off on a spontaneous adventure, with rolling hills and Catskills views as your constant backdrop. Scenic drives offer plenty of opportunities to stop at farm markets, local shops, or riverside picnic spots. The landscape is especially beautiful in autumn, but every season brings its own charm—from spring wildflowers to winter snow. Wildlife is plentiful, so keep an eye out for deer and other animals. Cell service is good in town but can be patchy in the mountains—offline maps are helpful. Parking is easy, and with your own car, you have the freedom to explore at your own pace. Non compliance could result in sizable fines. - All guests staying at a Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration. - Age restrictions apply. Reservation holder must be 25 years of age. - No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am. - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly. - Known damages incurred during your stay must be reported to the property manager immediately. - Before check in, we will send you detailed directions to ensure a seamless arrival. - Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. - We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. - Some homes have cameras for external monitoring only. - Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk. - In the State of New York and in Delaware County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction. - This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host. - Animals/Pets -- Dogs Only, Guidelines and Fee* Animals/pets must be disclosed prior to reservation arrival date, maximum of 2 per stay. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.

This house was stunning. It was the perfect combination of cozy and luxury. Tons of space and plenty of beds for our large group of 7. The hot tub was effortless and the kitchen was well-stocked. The management company was a little confused on a few details and gave out a bit of inaccurate information, however they were very responsive. Something to note for those staying in the winter; the driveway is very steep and will not be salted/shoveled. Thank you!! Great stay!!

We had a fantastic time, the house is the perfect getaway for a ski trip. It's close to the mountain and great places to eat. Everything was clean and comfortable, and the living room was a great hangout spot in front of the fire. Alexander responded to all our questions quickly and clearly. I can't recommend it enough, we're looking forward to returning next year.

We had an incredible stay at this cozy mountain retreat during our ski trip! The location was unbeatable—just a short drive to the slopes and nestled in a serene, snowy setting with breathtaking views.
