This newly built, designer-crafted coastal retreat is tucked into Magnolia Cottages by the Sea in Seacrest Beach—perfectly positioned between Alys Beach and Rosemary Beach, with The Big Chill just a quick bike ride away. With deeded beach access about a 4-minute walk from the home (and additional public access just a couple minutes further with showers), plus a heated community pool steps away, your best 30A days are always within reach. Inside, the main living area was made for gathering. You’ll find a spacious living room with soaring ceilings, Italian tile, a fireplace, and a 65” Smart TV with surround sound. The European kitchen and wet bar feature Bosch and Café appliances and complement a fully stocked chef’s kitchen, with indoor dining for 10, island seating for 4, and outdoor dining for 6 in an expansive screened porch. Every bedroom in the main house offers an ensuite bath, vaulted ceilings, Smart TV, and modern furnishings, with access to shared upstairs decks. The layout includes a king suite on the main level with a private outdoor shower, two king suites upstairs (one with a second private outdoor shower), a queen bedroom, and a bedroom with two double beds. For added privacy, the separate lower-level guest suite (casita) has its own entrance and is ideal for grandparents, nannies, or remote work escapes. It includes a queen bedroom, kitchenette, full bath, and a dedicated fitness space with a treadmill, bike, weights, and bench. The outdoor setup is just as thoughtful, with rinse-off outdoor showers at both entries (main house and guest suite), a screened porch with dining for 6 plus lounge seating for 5, and an outdoor grill. Beach days are easy with 5 hybrid bikes, 6 beach chairs, umbrellas, wagons, and beach games, plus beach towels, bath linens, and starter essentials provided. You’ll also have a Level 2 EV charger available for guest use (note: the property has 220V available and EV chargers are proprietary, so compatibility varies by vehicle brand). Magnolia Cottages by the Sea - Shared Amenities: Magnolia Cottages by the Sea is a 30A favorite for guests who want standout amenities in a relaxed, cottage-style beach community. Enjoy access to the shared neighborhood pool—perfect for a mid-day reset between beach time and dinner plans—plus complimentary WiFi in the pool area so you can stay connected while you lounge. Best of all, guests enjoy private, deeded beach access via a gated boardwalk (access instructions are provided in your check-in details). The community setup makes it simple to settle in, spread out, and enjoy the effortless comforts that turn a good trip into a great one. (Quiet hours are observed in the Magnolia Cottages neighborhood from 9 p.m. to 7 a.m. to maintain the relaxing atmosphere for all guests.) Please Note: • Like many homes in 30A, this home is equipped with A/C but may take time to cool after guest arrival. We recommend keeping doors closed for optimal performance. • Golf cart rentals are allowed in the community but must be parked in designated areas. No trailers or RVs are permitted on site.
Guest Access
Portoro Homes offers convenient self check-in, details provided 2 weeks (or less) prior to arrival by email and text message. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Getting Around
Getting around this stretch of Scenic Highway 30A in Walton County is easy and fun, especially if you plan to bike and explore nearby beach communities like Alys Beach and Rosemary Beach. While you can absolutely enjoy the area with minimal driving, having a vehicle is helpful for grocery runs, exploring the full 30A coastline, and planning day trips across South Walton. Traveling to/around the area - Explore by foot, by bike, or by car: • A car is recommended for exploring beyond the immediate 30A corridor, as rideshares and taxis can be limited and wait times can vary. • Many nearby spots are bikeable via the Timpoochee Trail (30A’s dedicated bike path), making it easy to reach Alys Beach, Rosemary Beach, and local dining. • Walking works well for short trips and beach days, but plan to drive for larger grocery runs and farther excursions. • Bike rentals are widely available along 30A if you want extra bikes for your group—helmets are recommended, and the paths can get busy during peak season. House Rules & Important Information - By booking with Portoro Homes (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes (Including Extended Stays | Both the local jurisdiction (Okaloosa County, Walton County, Bay County) and the State of Florida, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction.
