Whether you're traveling with friends or family, you'll love gathering by the original stone fireplace with a wood-burning stove insert, cooking in the fully equipped kitchen with stainless-steel appliances, and unwinding in a home that blends cozy cabin character with modern comfort. One of the three private bedrooms features sliding glass doors that open to the wraparound deck—the perfect spot for morning coffee with the sounds of nature or an evening glass of wine while you take in those Hunter Mountain views under the stars. Outside, enjoy deck seating and a grill for easy meals, with postcard-worthy scenery that makes every moment feel like a true escape. When it's time to sleep, you'll find Casper mattresses in each bedroom for cool, comfortable rest and better tomorrows. The home also includes newly renovated bathrooms, a washer and dryer, strong WiFi, smart TVs, and a dedicated remote-work station. In the summer months, portable A/C units are installed for added comfort. Located a short drive from Hunter Mountain, Windham Mountain, Tannersville, and the Hudson River, this cottage is an ideal base for skiing, hiking, and exploring the charming towns of the Catskills, then coming home to warmth, views, and total relaxation. • Please Note: In the Summer months we install portable air conditioners for your comfort. • Winter Access Notice: The driveway and parking area is plowed in winter. During snowy conditions, a 4WD or AWD vehicle is strongly recommended for reaching the home. If you’re traveling without one, access may be difficult or not possible at times. Portoro Homes cannot be held responsible for weather-related access issues or provide assistance if a vehicle becomes stuck.

Portoro Homes offers convenient self check-in. Check-in instructions will be sent by email and text prior to arrival with everything you need to access the home easily and on your schedule. You’ll also receive a digital Guest Guide for the home, packed with helpful tips, house info, and local recommendations to make the most of your stay. • Early check-ins or late check-outs: Standard check-in time is 4:00 p.m. and standard check-out time is 11:00 a.m. If the home is ready earlier on the day of arrival, an early check-in may be available when confirmed with our main office. Late check-outs must be requested and confirmed by our main office prior to departure.

The drive along Route 214 is especially picturesque, winding through forested valleys and offering glimpses of Stony Clove Creek as you approach Hunter Mountain or Phoenicia. House Rules & Important Information - By booking with Portoro Homes, guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay. • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. If you have any questions, please reach out to Portoro Homes directly—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 11:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes | In New York State and Greene County, hotel/vacation rental hosts are required to collect hotel tax. Portoro Homes collects these taxes within the booking transaction. • Animals/Pets — Dogs Only (Guidelines + Fee) | Dogs are allowed only in designated “Pet-Friendly” Portoro Homes listings and must be disclosed prior to arrival. Maximum 2 dogs per stay. A $150 fee per dog applies. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors. • Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately. • Security | Some Portoro Homes properties have exterior-only cameras for monitoring. • Local or Property Water Features | Some Portoro Homes properties may have pools, hot tubs, or other nearby water features. There is no guard around water features—use at your own risk. • Wildlife + Pests | You will likely see wildlife during your stay (deer, turkeys, groundhogs, foxes, etc.). Please note: We are in bear country, so it’s very important to discard all garbage in the secure bear-proof bin (warmer months) or garbage can (winter). For homes that include/offer BBQs, all food items should be brought inside and BBQs scraped clean after use to avoid attracting wildlife. The home is regularly treated for pests, but because we’re in the country, it’s not unusual for an occasional insect or mouse to make an appearance.

Like others, we struggled with the keypad lock on the door. Portoro was very helpful and prompt in getting us in, however, this seems like a common issue. It was below 0 when we were attempting to enter the home, so the prompt communication was certainly welcome.The home is well appointed and clean and was a perfect location to Hunter Mountain for the race that we were attending. Will certainly stay there again next season if available for Hunter races.

The house is very cozy. We stayed during a storm and felt warm and comfortable the entire time. They even provided flashlights in case the power went out, which we really appreciated. Communication was always clear and responsive. We truly enjoyed the cold days there and would definitely stay again.

We stayed here during Christmas and asked in advance about holiday decorations. The owner/management team was very helpful and even set up a Christmas tree for us, which really made our stay feel festive and special—thank you for that!The house is cozy and comfortable. Unfortunately, we had an issue with the front door being stuck and the back sliding door freezing on the first night. Because it was Christmas Eve, it couldn’t be fixed right away, but thankfully the sliding door worked the next morning. Aside from this inconvenience, everything else was great, and the team was responsive and helpful.
