House Rules & Important Information - By booking with Portoro Homes (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes (Including Extended Stays | Both the local jurisdiction (Okaloosa County, Walton County, Bay County) and the State of Florida, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 days, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions. • Animals/Pets — No Pets: This is a no pets property. A $150/day fee will apply for violations, and you may be asked to vacate the premises with no refund (at the discretion of Portoro Homes). Portoro Homes follows ADA guidelines, and any additional community or HOA rules may apply. • Parking — Guests must register with the Seacrest Community online prior to arrival for parking passes, details provided in check-in information. On-site parking is provided for 2 vehicles in the private driveway and up to 2 additional spaces with a parking pass (first come, first serve). Pick up parking passes at the front desk. There are no golf carts or LSVs allowed in the neighborhood. • No Smoking | This is a no smoking property. Penalty fees apply for violations, and you may be asked to vacate the premises with no refund at the discretion of Portoro Homes. • Quiet Hours | 10:00pm–8:00am. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors. • Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately. • Security | Some Portoro Homes properties have exterior-only cameras for monitoring. • No Feeding Wildlife | Feeding wildlife is strictly prohibited at all properties to avoid property damage and to protect animals. Additional cleaning, sanitation, and remediation fees may apply at the discretion of Portoro Homes and/or any applicable HOA or association. • Wildlife + Pests | Guests may encounter local wildlife during their stay. Please keep doors and windows closed when not in use, dispose of trash properly, and avoid leaving food outside, including around grills and outdoor dining areas, to help prevent attracting wildlife or pests. Homes are regularly treated for pests, but due to the coastal environment, occasional insects or other pests may still appear. • Use of Local or Property Water Features | Some homes include pools, hot tubs, or other property or nearby water features. Please note that water features are not fenced or guarded, and use is at your own risk. Please check beach flags before entering the ocean. • Community Amenities Availability | Community shared amenities are controlled and operated by the local HOA and Portoro Homes is not responsible for availability, closures, accessibility, /seasonality (common seasonal closures may include April-May and Sept-Nov), or repairs. • Wristbands & Parking Passes | All wristbands and parking passes (if applicable) must be returned prior to departure. Replacement fees will be the responsibility of the guest.
