All amenities, including the laundry room with GE appliances and the gas grill, are private for guest use. Please note that the owner's closet, elevator and the garage remain locked and are not accessible to guests. A car is recommended to fully enjoy the attractions Miramar Beach and the surrounding Destin area have to offer. The property provides four uncovered parking spaces in the driveway; please note that street parking is strictly prohibited and violators will be towed. Many local restaurants and beach access points are within a short drive, and ride-share services are readily available in the area for those who prefer not to drive. Parking is only allowed in the driveway for the property. There is no on-street parking and violators will be towed. It takes the pool 24 hours to be heated. If guests request pool heat, they will need to pay for a day in advance (Pool heat $80/Day). (seasonally October - May) Please note that the hot tub is serviced between guests. Sometimes the tub is chemically treated but other times it's drained and refilled in addition to being chemically treated. Because of this, the tub may be cold on your arrival and may not be hot on the first night of your stay. Please note the elevator is unavailable for guests. A long term tenant lives on site in a lock-off.

All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 10:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes (Including Extended Stays | Both the local jurisdiction (Okaloosa County, Walton County, Bay County) and the State of Florida, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 days, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions. • No Smoking | This is a no smoking property.
