• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Getting Around
Navigating Fleischmanns and the western Catskills is straightforward and scenic, with Route 28 serving as the main road through the mountains. With a car, you can easily reach Belleayre Mountain, nearby lakes, and small towns, all while enjoying beautiful valley and forest views.
Route 28 and local backroads offer plenty of opportunities for detours—stop at a farm stand, explore a hidden waterfall, or visit a local bakery. The changing landscape, from wildflower fields in summer to snow-covered trees in winter, makes every drive special.
Wildlife sightings, especially deer and wild turkeys, are common. Cell service can be spotty in the hills, so download maps for peace of mind. Parking is easy throughout the area, making it simple to explore at your own pace.

- All guests staying at a Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- In the State of New York and in Fleischmanns County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Animals/pets must be disclosed prior to reservation arrival date, maximum of 2 per stay. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.

Wow! We absolutely loved our stay, the house is a total dream - it’s very private, spacious yet cozy, and squeaky clean from top to bottom. The hot tub was such a nice touch! There are a ton of cute places in the area to explore, and the hiking options are endless. When we had any questions, communication was quick and easy, and we felt very accommodated and taken care of. Needless to say, we would love to come back and experience this lovely place again.

My friends and I really enjoyed a chance to retreat in Fleischmanns for a quick girls trip. We went kayaking nearby at Susan’s Pleasant Pheasant Farm. I recommend staying here because the house is gorgeous and the agents are responsive.One of my favorite parts of the stay was firing up the grill and cooking for my group of friends. Everything was very easy.

We had such a great girls’ weekend here! The host was incredibly responsive and so easy to work with—truly went above and beyond to make sure we were comfortable, with great recommendations and helpful tips throughout our stay. The kitchen was well-stocked and perfect for cooking and hanging out, and the living area was a great space for all of us to gather and relax. When we had a quick question about the A/C (downstairs was hot when we first arrived), someone responded right away and clarified that it’s only available upstairs. We ended up just opening the downstairs doors to let in air, which worked well as it gets chilly there at night (mid-low 60s). We were a little bummed not to have an outdoor fire pit as it was shown in the advertised pictures and we came prepared with s’mores materials, but again, the host was very responsive and explained that it was not available for our stay. Overall, a really smooth and enjoyable experience—we’re already looking to rebook for the fall!
