And when you’re ready to fully unwind, slip into the hot tub and take in the scenery from the best seat in the house, whether you’re soaking under blue skies or stargazing on a crisp Catskills night. The sleek, minimalist kitchen features dark cabinetry, a central island, and modern pendant lighting, fully equipped with the essentials for everything from quick breakfasts to group dinners. Bedrooms keep the same clean, calming aesthetic with crisp finishes and large windows that bring in the morning light, making it easy to reset and recharge. Need to mix in a little remote work? During snowy conditions, a 4WD or AWD vehicle is strongly recommended for reaching the home. If you’re traveling without one, access may be difficult or not possible at times. Portoro Homes cannot be held responsible for weather-related access issues or provide assistance if a vehicle becomes stuck.
Guest Access
Portoro Homes offers convenient self check-in. Check-in instructions will be sent by email and text prior to arrival with everything you need to access the home easily and on your schedule. You’ll also receive a digital Guest Guide for the home, packed with helpful tips, house info, and local recommendations to make the most of your stay. • Early check-ins or late check-outs: Standard check-in time is 4:00 p.m. and standard check-out time is 11:00 a.m. If the home is ready earlier on the day of arrival, an early check-in may be available when confirmed with our main office. Late check-outs must be requested and confirmed by our main office prior to departure.

A car is strongly recommended so you can explore trailheads, ski mountains, lakes, and the small towns that make this area such a classic Catskills escape. Parking is typically simple throughout the region, and the relaxed pace of local roads makes it easy to enjoy the views as you go. The drive along Route 28 is especially beautiful, following river valleys and forested hills with plenty of opportunities for detours. Take a backroad to a farm stand, hunt down a hidden waterfall, or stop in a nearby town for a bakery run or a casual meal. The scenery changes dramatically with the seasons—from lush green summers to peak fall foliage and snow-dusted winter landscapes—so even short drives feel like part of the adventure. Wildlife sightings are common, especially deer and wild turkeys, so use extra caution at dawn and dusk. Cell service can be spotty in the hills, so downloading maps in advance is a smart move. With your own car, you’ll have the freedom to explore at your own pace and make the most of everything the western Catskills has to offer. House Rules & Important Information - By booking with Portoro Homes, guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay. • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. If you have any questions, please reach out to Portoro Homes directly—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 11:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes | In New York State and Delaware County, hotel/vacation rental hosts are required to collect hotel tax. There is no guard around water features—use at your own risk. • Wildlife + Pests | You will likely see wildlife during your stay (deer, turkeys, groundhogs, foxes, etc.). Please note: We are in bear country, so it’s very important to discard all garbage in the secure bear-proof bin (warmer months) or garbage can (winter). For homes that include/offer BBQs, all food items should be brought inside and BBQs scraped clean after use to avoid attracting wildlife. The home is regularly treated for pests, but because we’re in the country, it’s not unusual for an occasional insect or mouse to make an appearance.

We had a wonderful stay at this Catskills home in Fleischmanns. The property is beautifully designed with a modern aesthetic, abundant natural light, and stunning views that truly make the setting special. The open living area with the glass sliding doors was a highlight and made the space feel both spacious and relaxing.The home was clean, well maintained, and exactly as described in the listing. The bedrooms were comfortable, the kitchen was fully equipped, and the outdoor deck was perfect for enjoying the surrounding scenery. Communication with the host/management team was clear and professional, and check-in was seamless.This is an excellent option for anyone looking for a peaceful retreat with modern comforts and easy access to everything the Catskills have to offer. We would absolutely recommend this property and would be happy to stay here again.

Beautiful, peaceful retreat surrounded by nature. My wife and I spend a long weekend here and thoroughly enjoyed the space, cooking, painting the trees out back, taking baths and heading into neighboring towns. Note that there are houses on either side of the property, which you can’t see in the listing photos. That said, it’s a super quiet street and there is plenty of space between homes if you’re looking for peace. Portoro Homes manages the listing, and were very quick to respond to any inquiries while there, with clear and helpful information.
