Rustic Chic Cabin + Tiny House is a secluded, two-home retreat tucked into the trees—perfect for groups who want to reconnect, spread out, and actually feel “away.” Enjoy the convenience of two separate spaces on one lot, ideal for families, friends, or multi-generational stays. Rustic Chic Cabin (Main House) The main cabin blends rustic character with modern comfort, featuring an open-concept layout with warm wood finishes and plenty of natural light. The kitchen is a standout with matte black cabinetry, a crisp white tile backsplash, stainless steel appliances, a modern vent hood, and a farmhouse-style sink under a bright window. Gather around the oversized butcher-block island for pancake breakfasts, charcuterie nights, and après-adventure snacks. The living area is bright and airy thanks to big windows and a skylight, with a large sectional for movie nights and a cozy wood stove for classic cabin vibes. Downstairs, a second living space is perfect for games and relaxing. The cabin includes three bright bedrooms with comfortable linens and a renovated full bath that’s clean and refreshed. The main house features multiple outdoor entertainment areas including a screened-in porch, a deck with an outdoor grill and dining, a fire pit, and a hot tub. Tiny House (Detached Guesthouse Studio) Just steps away, the tiny house adds extra flexibility with its own open living-dining space, full kitchen, bath, washer/dryer, and a lofted king bed accessed by ladder. Inside, warm wood walls and a vaulted, double-height ceiling make the space feel open and airy, while tall windows and a large picture window bring in beautiful natural light and forest views. The cozy living area includes a wall-mounted TV and a mini wood stove for chilly evenings, plus efficient heating/cooling via a ductless mini-split for year-round comfort. Sliding doors open to the wraparound deck for easy indoor/outdoor living—perfect for morning coffee, grilling, and winding down under the trees. • Winter Access Notice: During snowy conditions, a 4WD or AWD vehicle is strongly recommended for reaching the home. If you’re traveling without one, access may be difficult or not possible at times. Portoro Homes cannot be held responsible for weather-related access issues or provide assistance if a vehicle becomes stuck. • Satellite Internet: Internet is provided by ViaSat a satellite internet company. This can cause the internet to fluctuate and possibly not allow consistent connection. - This is a two home lot, while you have privacy and separation from the other house, each home is still visible from either home. Guest Access
Portoro Homes offers convenient self check-in. Check-in instructions will be sent by email and text prior to arrival with everything you need to access the home easily and on your schedule. You’ll also receive a digital Guest Guide for the home, packed with helpful tips, house info, and local recommendations to make the most of your stay. • Early check-ins or late check-outs: Standard check-in time is 4:00 p.m. and standard check-out time is 11:00 a.m. If the home is ready earlier on the day of arrival, an early check-in may be available when confirmed with our main office. Late check-outs must be requested and confirmed by our main office prior to departure.
Getting Around
Getting around Roscoe is part of the charm—quiet country roads trace trout streams and roll through wooded hills, so even a quick errand feels like a scenic drive. A car is essential for exploring the area comfortably, whether you’re heading to legendary fly-fishing access points, a local brewery, or nearby Catskills towns. Traffic is typically light, parking is easy and generally free, and the relaxed pace makes it simple to explore without stress. Route 17 (Quickway) makes it easy to hop to other Catskills destinations, while smaller backroads around 29 Lexie Ln lead you deeper into the landscape that earned Roscoe its “Trout Town, USA” nickname. You’ll find plenty of pull-offs and peaceful spots to pause—by the river, near a trailhead, or at a local market—especially when the light hits the hills just right. Wildlife sightings are common, especially at dawn and dusk, so take it slow on the winding roads. Cell service is usually reliable in town but can get spotty in more remote pockets, so downloading maps ahead of time is a smart move. With your own car, every drive around Roscoe becomes part of the getaway—unhurried, scenic, and full of small discoveries. House Rules & Important Information - By booking with Portoro Homes, guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay. • Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature. • Age Requirement | The reservation holder must be 25+. • Arrival Support + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. If you have any questions, please reach out to Portoro Homes directly—our team is available 24/7. • Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival. • Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 11:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night. • Local Taxes | In New York State and Delaware County, hotel/vacation rental hosts are required to collect hotel tax. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors. • Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately. • Security | Some Portoro Homes properties have exterior-only cameras for monitoring. • Local or Property Water Features | Some Portoro Homes properties may have pools, hot tubs, or other nearby water features. There is no guard around water features—use at your own risk. • Wildlife + Pests | You will likely see wildlife during your stay (deer, turkeys, groundhogs, foxes, etc.). Please note: We are in bear country, so it’s very important to discard all garbage in the secure bear-proof bin (warmer months) or garbage can (winter). For homes that include/offer BBQs, all food items should be brought inside and BBQs scraped clean after use to avoid attracting wildlife. The home is regularly treated for pests, but because we’re in the country, it’s not unusual for an occasional insect or mouse to make an appearance.

Peaceful Getaway Everything we needed was on the property, from coffee and olive oil to firewood and starter. It was peaceful and beautifully maintained. No A/C in the main building, but the fans were fine most of the time. And the basement was clean and cool with TV and games. The guesthouse has great A/C.

We've booked both homes to escape the city life with a handful of loved ones celebrating my husband his birthday - and I couldn't have picked a better place. It was cosy and spacious, great communication (at all hours), making our stay as relaxed as possible. Upon arrival we struggled to get the fire place going - so the team brought some fire starters and extra wood the following day. We had a wonderful time, cooking and relaxing and being together. The view waking up from the second home was stunning, the places have all needed ! Highly recommend - both booking these places, as well booking with Summer.

We stayed here and rented both the Main House and the Guest house over Thanksgiving weekend with friends and their pups. The homes are exactly as described and pictured. They both are extremely private and remote, which is exactly what our group was looking for. It was nice to have both homes as we slept in the Main House, but used the Guest House for coffee hangs, cocktail hour, and a second bathroom. The kitchens had everything we needed to cook all our meals of a 3 night stay. We enjoyed the hot tub daily as it was in the teens most of our stay there. Would love to stay again in the summer! Please note: as all reviews state here, the home is very remote, cell service was non existent, the WiFi wasn't consistent and the Satellite TV was a bit glitchy. We knew this going into the trip, and spent most of time reading, hiking, and enjoying a fire outside. We actually LOVED how unplugged our group was, and all left feeling like we didn't need a vacation from our vacation.
