Inside, climb the stationary wooden ladder to the sleeping loft, where you’ll find a plush King pillow-top mattress for a restful night’s sleep. The bathroom features an antique pedestal soaking tub and shower, offering a perfect space to unwind in peace and comfort. The cozy living area includes a plush loveseat that doubles as a sleeper to comfortably accommodate an additional guest. The well-stocked kitchenette includes a mini fridge, microwave, and coffee maker, making it easy to enjoy simple meals and your favorite beverages during your stay. Step outside to your private porch, complete with seating and a table, where you can enjoy your morning coffee or an evening glass of wine while surrounded by the lush greenery and tranquil atmosphere of the property. Portoro offers convenient self-check-in. Check-in details provided 48 hours prior to arrival by email and text message. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure. Please note: Park Lane Cottages prior homeowner has retired and the property is no longer a Bed and Breakfast location. Austin offers wonderful dining out options and our team is happy to assist with recommendations.

Whether you prefer to explore by car, bike, scooter, or on foot, Austin makes it easy to experience all the local neighborhoods and attractions. The city’s public transportation system, Capital Metro, offers reliable bus and rail service connecting key destinations, while rideshare services like Uber and Lyft are widely available for quick trips. Many visitors love renting bikes or electric scooters to cruise along scenic trails, especially around Lady Bird Lake and through downtown’s vibrant streets. With walkable districts, ample bike lanes, and plenty of parking options, navigating Austin is a breeze—so you can spend less time in transit and more time soaking up everything this dynamic city has to offer. If you’re exploring downtown or lively neighborhoods like South Congress, walking or biking is a fantastic way to soak up the local vibe—these areas are very pedestrian- and bike-friendly, with plenty of trails and bike lanes. For longer trips, or if you want to check out attractions a bit farther out (like Zilker Park, Barton Springs, or neighborhoods beyond downtown), having a car is super convenient and gives you the most flexibility. Austin also has plenty of bikes and electric scooters for rent, making it easy to zip around without worrying about parking. So, if you’re sticking to central Austin, walking or biking is ideal, but if you want to explore all corners of the city, having a car makes things easy. Please pay close attention to following the house rules. Non compliance could result in sizable fines. - All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration. - Age restrictions apply. Reservation holder must be 25 years of age. - All guests must be included on the guest list and not exceed the maximum number stated on the listing. - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro. - Known damages incurred during your stay must be reported to the property manager immediately. - Before check in, we will send you detailed directions to ensure a seamless arrival. - Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. - We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. - Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk. - Some homes have cameras for external monitoring only. - Stays over 29 days – please inquire separately for terms and conditions. - Additional nightly fee of $50/guest when booking for more than 2 guests. - HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%. - YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses. - Guest Age Requirements: The property is not suited for children 15 years of age and younger. Guests staying in any of the Park Lane Cottages properties must be 16+ years of age. - This home is pet-friendly. Please note, only dogs allowed and 35lb weight limit, up to 2 dog per stay. $150.00 fee applies, per stay, per pet. - This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.
